We are a small local holiday let company that has lived in the area for over twenty years. We love where we live and we can be found, cycling, running or walking along the lovely beaches that dot our coast, enjoying the quiet lanes on our bicycles or running on the trails. We love supporting local events and can share our local secrets if looking for something different, to enjoying local one day courses with local artists, birdwatching trips at Rye Harbour Nature Reserve, or wine tasting at one of the many vineyards that are located in the 1066 area.
Our aim is to offer a truly personal service to make your stay at one of our holiday cottages as relaxing as we possibly can. Any queries or issues you may have during your stay, we are here to help. Special occasion, need help planning your surprise, we know the best florists, bakers and restaurants to book, just ask.

Property info
A large, family & dog friendly holiday home for eight (7 adults), close to the beach and only a few miles from medieval Rye & Winchelsea, East Sussex.
Spacious holiday accommodation, 4 bedrooms, 2 bathrooms, open plan lounge/diner and fully fitted, equipped kitchen. Large front garden with ample parking for at least 4 vehicles and enclosed private rear garden with outside BBQ area and alfresco dining. Quiet location but close to the beach & Rye Nature Reserve. Great walks on your doorstep. As the holiday property is a bungalow, it is mobility friendly, with a ramp up to the front door and no ledges or lips once inside. We can provide two travel cots if you are traveling with young children but you will need to provide the bed linen.
We allow one well behaved dog at the property, sometimes we can make exceptions so please always enquire if wishing to bring two. There is a charge of twenty five pounds per dog payable before your arrival by bacs.
Neighborhood info
Stoats Old River Way is in a quiet location but close to the local beach, stunning walks and pretty, historic towns of Rye, Winchelsea & Hastings all close by. The village has a Coop within walking distance, The Ship which is a lovely restaurant/pub, with in shop award winning Butchers. There is another pub close to the Coop. The town of Rye is no more than 10 minutes away by car and has many cafes, pubs, restaurants to enjoy.
The area is perfect for guests who enjoy walking, bird watching and nature as you are on the edge of Rye Harbour Nature Reserve. There are 1066 footpaths very close to the bungalow to enjoy & you can easily walk to Camber Castle.It is best to visit Stoats Old River Way by car, so that you can get the best out of the area.
There is a railway station in Winchelsea but please check the timetable as not all trains from Hastings or Rye stop there.
Walking is very popular and it is very easy to walk to the towns of Winchelsea & Rye from the property.
Regular bus services run from Rye Railway station and stop in the village close to the Coop, they run about every hour but do vary in the summer months.
Cycling is very popular and there are cycle routes close by
