Hi I’m Mark After travelling the world, I decided to settle down in Suffolk twenty years ago and started my own little business with a beautiful old derelict farm complex, which I converted into six lovely little cottages for people to escape from city life and enjoy the wonderfully rural experience that this area amazingly has, despite it’s close proximity to London. I love what I do and am ‘Hands On’ with welcoming guests to my own six cottages, as well as looking after my Cottage Agency 'The Grove Cottages' that soon developed as other owners came asking me to take on their cottages and give them the same level of personal customer care, attention, and promotion that we are known and appreciated for. I don’t want to be a huge company, I’m very happy to have a small agency where personal involvement is always the priority and where I can pick only places which I love and know inside out to join us. This is a beautifully restored 15th Century Hall House located in one of Suffolk’s prettiest little villages; Kersey. Many lovely walks right from your back door, Water Cottage sleeps up to 5 people in a wonderfully relaxing and romantic atmosphere. You enter the cottage into the main room which is divided in two by a central open fireplace that faces the dining area. Straight ahead is the sitting area with its massive inglenook fireplace and cosy log burner. The sitting room looks out over the pretty cottage garden. There is also a small coffee room and galley kitchen. Upstairs there are two king-size bedrooms and one bunk bedroom with full size single beds. The bunk room is suitable for two children but only one adult please as it is a small room. There is an elegant bathroom next to the bedrooms with a lovely roll top ‘Ball and Claw’ iron bath, with a handheld shower attachment. 2 well behaved doggies are welcome. Banned Dogs: Please also note that if you are considering bringing a dog breed which may be thought of as a danger or a concern to others, then please check with us first. There is a 20 Pound charge per pet for up to 7 nights. Water Cottage has a very pretty enclosed garden, with an old apple tree providing shade for when you want to eat your meals in the garden. There is a selection of bikes to explore to pretty lanes around Kersey. There is a Special Reduced rate for 2 guests using just one bedroom outside High Season. Please note that if you put in the number of guests as 2 then it is assumed you will only require one bedroom. If you want to use 2 bedrooms then you should put in the number of guests as 3, because outside High Season the larger cottages will have a reduced rate for 2 guests using only one bedroom reflecting the saving made on laundry and cleaning. Deposits and cancellations: There is a 20% deposit, with balances due 30 days before arrival – full refunds are given up to 30 days before arrival.

Neighbourhood information

Water Cottage is close to the ford in Kersey and just 50 yards from the pretty local pub which was featured in the ‘Not the Meerkat’ TV commercials, as in fact was the whole of Kersey, the school and the village hall! Kersey is Suffolk’s prettiest tiny village with not much more than a pub, church and ford, but there are great walks straight out into lovely Suffolk countryside. Just 5 minutes away is Hadleigh, one of Suffolk’s best Medieval villages with a lovely high street full of independent shops. I have a very early painted postcard depicting the steep hill with the ford at the bottom. The inscription on the back reads that “the steady march of the motor car has not yet intruded on this little Suffolk village of Kersey where time has stood still for 100’s of years” – well that was in the 1920’s and still nothing has changed! The famous village of Lavenham ‘England’s best preserved Medieval Village’ is nearby. There are many great country pubs, some which you can use our bikes to cycle to. Our favourite beaches and places on the coast are between 50 – 70 minutes away, places like Pin Mill, Nacton, Levington, Orford, Aldeburgh, Dunwich, Southwold and Mersey Island.
