This is a 400 year heritage building that one will be staying. It's on the 2nd and 3rd floor. While there are no elevators, sometimes staff is there to help in getting the luggage up. Room size are comfortable. Our room had a windows one could open. The check in was very smooth and since they had rooms they gave us early check in easily. ROBERTO Is the master of ceremonies here. You ask anything he is there to help. Breakfast is cozy and nice. It's not very large.but it's what one needs. Boiled eggs. Breads. Desserts. Great coffee. Juices. Cold cuts. Cheese. Spreads. Bread with toaster. Featured yogurt. Etc etc. Good breakfast. They even packed breakfasts for us because two days we were going early. Which is very sweet of them. And this they did it proactively. There is a code for main door and also the floor entry. Shower pressure was superb. Also was the hotel water. The room has a kettle with tea and coffee powders to use. The quality of towels is good. Quality of toiletries is excellent. They have a small shower but comfortable. A wc and a bidet and a wash basin. Beds/ mattress are comfortable. And quality of pillows is very good. Location. Is very very central next to San frasesco church and walking distance to all attractions. Lovely Irishman bar next door plus amazing restaurants all in walking distance. Really loved and will recommend to stay here.

Home away home. Hardest thing in our Tuscany trip was to leave this place.. It’s a beautiful place, in a perfect location. Clean, spacious, calm. Martina and her whole family were so helpful, kind and caring. Always smiling. It felt like we visited our distant relatives in Italy, more than booking a place to stay.

great place to stay! we were two, but if really fits a family with a few children! notice there are stairs to and inside the house. The place was very nice, cozy and clean! It's located in a quiet place, about 15 minutes walk from the train station (Siena is hilly!) and few minutes from the bus stop on the next street. But on top of all, Laura, the owner, was great to communicate with, answered to all our questions in a timely manner. We had anything we need for a stay, great kitchen, nice baths, great beds! Also a great view from the top balcony!

We loved everything about this property: excellent location, spacious accommodation, a lovely dining/living area customers can make use of, very quiet, decor is full of character and charm. Breakfast was fantastic (well beyond a pastry and coffee - included fruit, eggs, yogurt, juice, etc), and lovingly prepared in a beautiful space. This B&B was unusual in that we actually met the proprietor at both check-in and check-out as well as at breakfast time. We felt looked after - unlike the usual "you're on your own" experience at most other B&Bs we stayed at in Italy.

    The apartment we stayed in, was an annex to the host’s home. We had a car and hence was convenient to drive around Tuscany using this as a base. Parking is free inside the compound. Villa is furnished in a homely manner and was very neat and comfortable for our family of 3. There’s a small garden where my daughter enjoyed playing with the pet dog. Hosts were promptly available on WhatsApp for communication.

    Very nice, dog friendly hotel with free private parking. The staff were very friendly and helpful. The room was clean and breakfast was very good. Location is perfect. It is just little bit outside of Siena center. The bus stop is near the hotel but we preferred 20 minute walk to the Center.
